Synopsis: Central Texas Veterans Health Care System, Temple, Texas The US Government currently occupies office and related space in a building under lease in Cedar Park, Texas that will be expiring on March 31, 2014. State:Texas City: Cedar Park Delineated Area: Within half a mile of FM 1431 and within the City limits of Cedar Park. Rentable Square Feet:12,020 Space Type: Office, Office Related Parking Spaces (Surface): 75 ADAAG Parking Spaces:No less than 10 must be available. Full Term: 10 Firm Term:05 With Government termination rights, in whole or in part, effective at any time after the Firm Term of the Lease by providing not less than 120 days' prior written notice. Option Term: None The offered building space shall be/have the following: No history of prior heavy industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities. Not immediately adjacent to railroad tracks. If in a store-front building signage is required on exterior of building. Shall be visible or easily located from an arterial street. If on high-traffic or multi-lane street, traffic signals shall be located within two blocks for safe access. Within equivalent of one (1) city block of public transit stop. Public parking at reasonable market rates is acceptable. If offered space is above ground floor a minimum of one accessible elevator must be available to access the space, of which may not be a freight elevator. Space may not be below ground floor. Space shall be no more than twice as long as it is wide. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100/500 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest should answer the following. If deemed by offeror no more than two pages of literature or depictions for each bullet below may be sent to the defined point of contact. o Building name and address and location of the available space within the building; o Rentable square feet available and expected rental rate per rentable square foot, fully serviced; o ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square feet, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); o Date of space availability; o Building ownership information; o Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); o Energy efficiency and renewable energy features existing within the building; o List of building services provided. Full service shall be the Governments preference. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
