- General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Denver Delineated Area: North: Center of 20 th Street South: Center of Colfax Avenue East: Center of Grant Street West: Center of Market Street Minimum Sq. Ft. (ABOA): 23,691 Maximum Sq. Ft. (ABOA): 23,691 Space Type: Office Parking Spaces (Total): 27 reserved parking spaces plus employee and visitor parking Parking Spaces (Surface): Parking for employees and visitors in accordance with local codes. Parking Spaces (Structured or Secured): 27 Parking Spaces (Reserved): See Secured Parking Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Other applicable requirements include the following features: •· Space may be located above the ground floor. •· Proximity to employee services, such as moderately priced restaurants, banks, public transportation, and a fitness center, as well as hotel accommodations for visitors is necessary. •· The space must be in a modern building and meet Energy Star and "Green" requirements in the Solicitation. •· Space shall have a minimum ceiling height of 8 1/2 feet from floor to finished ceiling. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. The U.S. Government currently occupies office and related space in a building under lease in Denver, Colorado, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: August 1, 2013 Market Survey (Estimated): TBD Offers Due: TBD Occupancy (Estimated): February 28, 2014 Expressions of interest must include the following information: •· Building Name and address and location of the available space within the building •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability. •· Building owner information •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided.
