Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 1510 net usable square feet of space at Waterfront Plaze, 500 Ala Moana Blvd, Suite 3-520, Honolulu, HI 96813 and desires an additional 1,400 to 1,600 net usable square feet of space for a total of 2,910 to 3,110 net usable square feet. The current lease expires on June 30, 2019. VA is conducting a competition for alternative space and will relocate if the VA determines that it is economically advantageous to the government. VA will consider its mission requirements, cost of moving, alterations and other factors when determining whether it should relocate. VA will only consider contiguous space. The VA is only seeking a lease for the remaining time of the current contract expiring June 30, 2019. The VA is seeking a lease contract from time of award through June 30, 2019 with 90 day cancellation rights; approximately 5.5 years if no cancellation exercised by the government. To be considered, the site must be located within the Kaka'ako District and shall be within or bounded by the delineated area as follows: South H1 freeway, West of Piikoi Street, and East of Queen Emma St. Site must include parking for 7 vehicles. Special consideration will be given for sites on or in close proximity to public transportation routes. Offerors shall provide evidence that offered properties are outside the 100 year flood plain, be seismically retrofitted, certified to be within acceptable limits for radon and shall not be next to a tavern. Offerors shall also provide evidence of proper zoning and city approval. A market survey of offered properties will be conducted by VA. Interested offerors (owners, developers, brokers, or their legal representatives) shall submit two (2) copies of specific information concerning their properties by mail, fax, or e-mail no later than 4:00 p.m. HST on July 29, 2015 to the following: Department of Veteran Affairs VA Pacific Islands Health Care System Attn: Brendon Pacheco 3375 Koapaka Street #F250 Honolulu, HI 96819 Tel: 808-539-1306 Fax: 808-833-5014 Email: Brendon.Pacheco@va.gov The Government will pay no more than the appraised fair market rental value for the space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. BE ADVISED THAT VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT AND WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ADVERTISEMENT.
