Description
Notice to Local Authorities and Owners of Historical Space in Burlington County, New Jersey The Department of Veterans Affairs (VA) requires approximately 9999 (NUSF)net usable square feet of clinical and related space available for lease in Burlington County in the State of New Jersey. The lease term is up to ten years. The space must be available for occupancy by August, 2014 or upon substantial completion of tenant improvements. Other applicable requirements include the following features: "Parking close to the entrance for a minimum of five handicapped patients "50-60 total parking spaces "Proximity to public transportation "Contiguous space "Ground floor location "Lease must include: Janitorial services, security and utilities (water, electric and gas) "No "Built to suit" space will be considered The space must be located within the following boundaries within Burlington County in the state of New Jersey: Northern: Bergen County Road 537 Southern: State Highway Route 70 Eastern: Pine Street/Eayrestown Rd. (From Mount Holly through Marlton) Western: State Highway Route 73 Interested parties should send expressions of interest to: Anntwinette Dupree-Hart, Contracting Officer via email @ Anntwinette.dupree-hart@va.gov Expressions of Interest must be submitted to the above address by 4:00 p.m. EST on July 8, 2013, and must include the following information: "Rentable square feet available, and expected fully serviced rental rate per rentable square foot "Net usable square feet to be offered, and expected rental rate per net usable square foot, fully serviced. Indicated whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any "Date of space availability "Building ownership information "Number of parking spaces available for VA use "Energy efficiency and renewable energy features existing within the building "List of building services provided Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. Rentable Square Feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. ? § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT. Contracting Office: Same As Above
