- U.S. GOVERNMENT The Government is considering if alternative space is economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunications infrastructure. This is an inquiry for available space and is not to be construed as an invitation to bid. General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Savannah Delineated Area: Beginning at the intersection of Abercorn St. and Veterans Parkway go east on Abercorn to the intersection of Abercorn and Mall Blvd. Mall Blvd. (SE) to Waters Ave. Waters Ave. (NE) to E. Derenne Ave. E. Derenne Ave. (HWY 21) (NW) to Interstate 16 Interstate 16 (W) to Chatham Parkway Chatham Parkway (S) to Veterans Parkway Veterans Parkway (S) to Abercorn St. Minimum Sq. Ft. (ABOA): 10,330 Maximum Sq. Ft. (ABOA): 10,330 Space Type: Office space must be located in a quality building in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Multi-use flex space and space in light industrial park settings will not be considered to meet these standards. Streets and public sidewalks must be well-maintained. Reserved Parking Spaces: 0 Structured / 0 Surface General Parking: The parking-to-square-foot ratio available on-site shall at least meet current local code requirements, or, in absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 200 RSF of Government-demised area. Full Term: 120 months Firm Term: 60 months Option Term: n/a Additional Requirements: To allow for visibility to the public, the Government office space shall be located not more than the equivalent of two city blocks from a primary or secondary street serving the office. The lessor shall provide acceptable signage from the primary or secondary street at no separate cost. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access or which require multiple turns shall not be considered. The location should not be located within the immediate vicinity of railroad tracks. Sites which are located directly on or near a roadway which presents a hazard to visitors will not be considered. Determinations of hazardous access will be determined by the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
