Description
The United States Government, Department of Veterans Affairs (VA) is seeking to lease approximately 8,000 to 8,680 net usable square feet (NUSF) for use as a VA Community Based Outpatient Clinic in St. Mary's, Georgia. The space must be contiguous on the ground floor next to public transit. The NUSF does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The selected building shall comply with the Interagency Security Committee Security Design Criteria for New Federal Office Buildings and Major Modernization Projects as well as other security guidelines, which will be provided during the solicitation for offers process. The on-site parking lot shall accommodate the greater of: (i) local code required pro-rata share of parking allotted to the building for the duration of the lease term, or (ii) a minimum of fifty (50) vehicles dedicated, standard sized, parking spaces. The building and parking area shall be fully accessible, meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS), to include at least three parking spaces for handicapped parking. The space shall be available for occupancy no later than August 26, 2014. The lease will be for ten years, 5 years firm term. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING NFORMATION, AS KNOWN OR AVAIABLE. PLEASE PROVIDE AS MUCH INFORMATION AS POSSIBLE TO ENABLE VA THE EVALUATE YOUR OFFERED PROPERTY. VA RESERVES THE RIGHT TO ELIMINATE A PROPERTY THAT FAILS TO PROVIDE SUFFICIENT INFORMATION. For all existing building, submit the following: 1) Site Address or location description and legal description 2) Location on map demonstrating the site is within the delineated area 3) Ingress/egress to street(s) 4) Evidence of proper zoning for medical office use 5) FEMA map evidencing that the property lies outside the 100-year flood plain 6) Narrative and map depicting proximity to the nearest bus and/or train stop 7) Access to site from major transportation routes 8) Realtors or legal representation shall provide written acknowledgement that they have permission to represent the property owner 9) Property Owners and/or developers shall provide written proof of ownership or non-contingent control of property at the time of bid submissions 10) Special information on site ownership and any known title issues, defects, deed restrictions and encumbrances 11) Describe any future development affecting the site including neighboring projects and road/public utility line construction To be considered, the owner shall also provide: 1) Age of the Building 2) Total existing net usable square feet 3) Site plan depicting the building as is 4) Block or floor plan of space proposed for offer 5) Identification on site plan demonstrating location of parking to be dedicated for VA's use Submitted properties shall be located with the delineated area which is bound by the following roads: North:Harriett's Bluff Road South:St. Mary's Road East:Charles Smith Sr. Highway (boarders Kings Naval Base) West:U.S. Highway 17 The minimum requirements for this lease are as follows: 1.Minimum square footage is 8,000 net usable square feet. 2.Maximum square footage is 8,680 net usable square feet. 3.Minimum parking shall be on-site parking spaces for 50 vehicles, of these, at least three parking spaces for handicapped parking. Offeror shall have the ability to satisfy all of the above requirements by date of occupancy for the space to be considered for award. If any of the above requirements cannot be satisfied by the offeror, then the space will not be considered for lease. VA reserves the right to amend the delineated area and/or site requirements as needed. All interested parties should respond to this announcement no later than June 7, 2013, 4:30pm EST.
