- Expressions of Interest Sought Succeeding Lease - Martinsville, Illinois The United States Government currently occupies office and related space in a building under lease in Martinsville, Illinois. The Government is seeking to lease approximately 4,800 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 4,100 contiguous ANSI/BOMA Office area square feet (OASF). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The lease term requirement is a maximum of 8 years not to exceed September 30, 2021. The space must be available for occupancy by October 1, 2013. The delineated area for the Clark County USDA Service Center, Martinsville, Illinois is within or fronting the following boundaries: -North: beginning at the intersection of Rupp Road and E 1400th Rd, heading East to the intersection of E 1400th Rd and Cline Orchard Rd. -East: beginning at the intersection of Rupp Rd and Cline Orchard Rd, heading South to the intersection of Cline Orchard Rd and Highway 40m then heading West to the intersection of Highway 40 and N 880th Street, then heading South to the intersection of N 880th and County Road 1200 N. -South: beginning at the intersection of North 880th Street and County Road 1200 N, heading West to South Union Street, then heading North to West Cumberland Street, and then heading West to the intersectionof West Cumberland Street and East Snake Trail Road. -West: beginning at the intersection of West Cumberland Street and East Snake Trail Road, heading NorthWest to the intersection of East Snake Trail Road and Highway 40, then heading East to the intersection of Highway 40 and Rupp Rd, then heading NorthWest to the intersection of Rupp Rd and E1400th Street. Other applicable requirements include: • 30 on site hard surface parking spaces • Specific Information Technology requirements The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided.
