- Expressions of Interest Sought The Department of Veterans Affairs (VA) requires approximately 3,200 ANSI/BOMA office area (ABOA) square feet of clinical and related space to be used by the Government in the City of Santa Ana, California. The lease term is up to ten years. The space must be available for occupancy by October 1, 2013 or upon substantial completion of tenant improvements. Other applicable requirements include the following features: "Proximity to public transportation "Contiguous space "Ground floor location Interested parties should send expressions of interest to: Krista Lestina NCO 22 Contracting Officer 4811 Airport Plaza Drive, Suite 600 Long Beach, CA 90815 (562) 766-2246 (phone) (562) 346-1703 (fax) Krista.Lestina@va.gov Expressions of Interest must be submitted to the above address by 2:00 p.m. PST on May 16, 2013, and must include the following information: "Building name, address and location of the available space within the building "Rentable square feet available, and expected fully serviced rental rate per rentable square foot "ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicated whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any "Date of space availability "Building ownership information "Number of parking spaces available for VA use "Energy efficiency and renewable energy features existing within the building. "List of building services provided Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. Rentable Square Feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. ? § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
