- A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Wilmington, DE Delineated Area: Central Business District (area bounded on the North by 13th Street, on the South by 9th Street, on the East by King Street, and on the West by Jefferson Street) Approximate Rentable Sq. Ft. 32,480 Minimum/Maximum Sq. Ft. (ABOA): 27,923 Space Type: Class A office; contiguous premises Parking Spaces (Total): Eight (8) parking spaces Additional Parking Requirements: Parking-to-square-foot ratio available on-site should at least meet current local code requirements. Covered parking should have a minimum illumination of 10 foot-candles; exterior parking area should have a minimum illumination of 1 foot-candle. Full Term: Ten (10) years Firm Term: Five (5) years Option Term: One renewal option for additional five (5) years Additional Requirements: Office space must have adequate natural daylight. Minimum floor load of 150 pounds per SF is required for library, mobile file rooms, and areas with safes. Janitorial service must be accomplished during normal office working hours. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposal. Offered space cannot be located in a 100-year floodplain. B. Projected Dates.
