*Revised term to 10 years total/4 years firm* General Services Administration (GSA) seeks to lease the following space: State: TX City: Houston Delineated Area: Northern Boundary: Starting from the intersection of Northwest Fwy 290 and FM 1960 Rd W in an easterly direction on FM 1960 Rd W to the intersection of Eastex Fwy US-59 and FM 1960 Rd W Eastern Boundary: From the intersection of FM 1960 and Eastex Freeway in a southbound direction to the intersection of Eastex Freeway and Loop 610 Southern Boundary: From the intersection of Eastex Freeway and Loop 610 in a westerly direction to the intersection of Loop 610 and Northwest Freeway Western Boundary: From the intersection of Loop 610 and Northwest Freeway in a northbound direction to the intersection of Northwest Freeway and FM 1960 to enclose the delineated area. Minimum Sq. Ft. Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding ½ walkable mile. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in [Houston, TX], that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided. 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. Permission to represent multiple owners for the same submission.
