Description
Delineated Area General Services Administration (GSA) seeks to lease the following space: State: New York City: New York Delineated Area: See attached map Minimum Sq. Ft. (ABOA): 168,880 Maximum Sq. Ft. (ABOA): 175,635 Space Type: Office, Laboratory, Holding Cells, Firing Range, Evidence Storage, and various other Specialized Spaces Parking Spaces (Total): 428 Parking Spaces (Surface): 0 Parking Spaces (Structured): 428 Parking Spaces (Reserved): 428 Full Term: 15 Firm Term: 15 Option Term: 0 Additional Requirements: •· Space cannot be located within a designated drug-free zone (typically this is 1000' from a school/park boundary. The space shall not be located near agencies providing probation and /or parole services, halfway houses, drug abuse counseling/re habilitations programs and similar social service and welfare type programs, as well as private law firms representing drug offenders. •· Building must provide a secure loading dock and have the ability for the tenant to secure elevator and use for it exclusive use during detainee and evidence transport. •· Loading dock must be large enough to accommodate a 20' box truck when loading dock door is closed. •· Loading dock door must be a minimum of 10' wide by 11'6" high. •· Building must allow installation of firing range (ammunition used does not contain lead) •· Parking is preferred to be onsite but can be adjacent to the building but must be indoors. •· Space must be located on the 2 nd floor or higher and be contiguous and must be located on 4 floors or less. 1 st floor space will be allowed only for the agency's reception and security screening area. •· Many areas throughout the lab and office space will require a 250 lbs/square foot live load. •· The lab structural slab is required to have a 125 lbs/sf live load except for vault areas which are required to have 250 lbs/square foot live load. Structural slab in the laboratory shall also be constructed to minimize structure borne vibrations. •· The lab portion of the space is required to exhaust above the roof line by using Strobic exhaust fans. •· In the lab the slab to slab ceiling height must be no less than 11'0". •· Column spacing is required to be a minimum of 20'0" in any direction. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. A tenant improvement allowance in the amount of $66.33 per ABOA square foot for all offers will be required. However, the incumbent Lessor will be required to provide an allowance of $34.00 per ABOA square foot since many improvements in place will not be modified. In addition to the tenant improvement allowance stated above a Building Specific Amortized Capital (BSAC) allowance in the amount $15.00 per ABOA square foot will be required. However, the incumbent Lessor will be required to provide a BSAC allowance in the amount of $0.75 per ABOA square foot since minimal security upgrades will be required at the existing location.
