- Description
- The Department of Veterans Affairs, VA Caribbean Healthcare System, currently leases 6,075 net usable square feet (NUSF) in a building under a lease for the Community Based Outpatient Clinic (CBOC) in Guayama, P.R. that will be expiring. The Government intends to continue occupancy in accordance with (IAW) authority outlined in GSAR 570.402 Succeeding Leases. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must be on one contiguous floor, and shall provide 6,075 NUSF of space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. On-site parking for 38 vehicles is required, of which at least 3 spaces must be ADA compliant. A fully service lease for up to 10 years will be considered (5 year fi rm term). Occupancy is required by October 1, 2013. Proposed Property shall not be located within the 100-year flood plain. To be considered, space must be within or bordering/facing the delineated area as follows: North: Starting at the intersection of State Road #15 and State Road #3, along State Road #3 intersection with State Road #54. East: Starting at the intersection of State Road #54 and State Road #3, along State Road #54 intersection with State Road #54R. South: Starting at the intersection of State Road #54R and State Road #54, along State Road #54 intersection with PR #3. West: Starting at the intersection of PR #3 and State Road #54, along PR #3 intersection with State Road #15. To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc., submit on plain bond paper only with not more than ten (10) pages: 1. Documentation evidencing that proposed property is outside the 100-year flood plain. 2. Proposed Property address. Map showing property within the delineated area is a plus. 3. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 4. Documentation delineating the cost advantages to the Government for relocating to proposed space. 5. Documentation delineating offerors ability to meet all the Governments requirements identified in this advertisement/announcement. 6. Amount of space offered. Note, the minimum acceptable is 6,075 NUSF and the maximum acceptable is 6,075 NUSF. 7. Cost; i.e. $/NUSF. Breakdown base rent cost figure and operating cost figure; together these figures equal the total NUSF cost. 8. Number of on-site parking spaces. Note, the above figures are minimums, there is no maximum. 9. Date space is available. 10. Other pertinent information. Interested offerors (owners or their legal representatives, i.e. brokers) shall submit specific information as outlined above concerning their properties to Ana G.
