Solicitation for Offers No. 2NM0135 March 13, 2013 Lease Summary A. Statement of Requirements. City, State: Albuquerque, NM Delineated Area: North: Roy Ave. West: Edith Blvd. South: Montano Road East: Highway 25 (I-25) Minimum Sq. Ft. (ABOA): 18,748 ABOA SF Maximum Sq. Ft. (ABOA): 20,622 ABOA SF Space Type: Typical Office-Lab/Light Industrial Parking Spaces (Total): 90 Parking Spaces (Surface): 90 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 20 years Firm Term: 10 years Option Term: N/A Additional Requirements: The Government requires office and related space yielding a minimum of 14,048 ANSI/BOMA office area (ABOA) square feet and 4,700 square feet warehouse space Offered space must be contiguous and have the potential for an efficient layout. Build out requirements to be determined upon lease award. Offered space must meet or have the potential to meet Government requirements for Energy Star, and Fire-Life Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals (RLP). The Government requires a fully serviced lease including ninety (90) surface parking spaces on-site. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within a base 100 year flood plain or wetland unless the Government has determined it to be the only practicable alternative. B. Projected Dates.
