Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: State College Delineated Area: The delineated area starts at t he intersection of Routes 26 & 45. Northeast on Route 45 to Route 144. Northwest on Route 144 to Route 550. Southwest on Route 550 to Route 322. South on 322 to Route 26. South on Route 26 to Route 45. Minimum Sq. Ft. (ABOA): 8,766 Maximum Sq. Ft. (ABOA): 9,038 Space Type: Office and related space; approximately 3,400 ABOA SF warehouse & related space Parking Spaces (Total): 15 onsite, reserved parking spaces Full Term: Ten (10) years Firm Term: Five (5) years Additional Requirements: Warehouse requires two 14' X 14' doors that allow straight through passage. Inside building floor concrete rated for 100,000 lb. vehicles. Requires 150-foot circumference turning radius at each end to allow entry and exit of a 100,000 lb. loaded tractor and lowboy trailer that is 70' in total length. Approximately ½ acre of outside, fenced in storage to accommodate 100,000 lb. loaded tractor and lowboy trailer that is 70' in length. Outside storage must have a minimum of 140-foot circumference turning radius. Outside storage to have gravel surface adequately compacted to sustain 100,000 lb. tractor/trailer without creating ruts. Sufficient onsite parking to accommodate approximately 40 employees & visitors. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: March 22, 2013 Market Survey (Estimated): April 10, 2013 Expressions of interest should include building name and address, 1/8 inch scale drawing of space offered, available ABOA square feet offered and rental rate per ABOA square foot, Common Area Factor(s) for available space by floor, if applicable, Owner's name and address and written statement from owner that the representative has legal authority to provide information on the property.
