Description
General Services Administration (GSA) seeks to lease the following space for the U.S. Immigration and Customs Enforcement (ICE): State:California City:San Jose Minimum Sq. Ft. (ABOA):10,925 Maximum Sq. Ft. (ABOA):12,075 Space Type:Office and special use detention facilities/holding cells Parking Spaces (Secured/ Reserved):40 Full Term:10 years Firm Term:5 years Additional Requirements:Sally port and detention facility Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in San Jose, CA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. In addition to office space, tenant improvement replication costs include, but not limited to, a sally port and a detention facility that is approximately 2,875 usable square feet. The space must be contiguous and all services, utilities, tenant improvement replication must be included as part of the rental consideration.
