As the function of this facility is a continuing need, the VA seeks expressions of interest from buildings located in the delineated area below. The VA seeks to lease approximately 15,596 usable square feet of office space located on one or two floors; if the space is located on two floors, those floors must be contiguous. The lease term requirement is for two years firm with four six-month extension options; the space must be available for occupancy by April 1, 2013. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). The VA will consider alternative space if economically advantageous. In making this determination the VA will consider, among other things, the availability of alternate space that can satisfy the VA's needs, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure. Lease Term: Two years firm; four six-month extension options. Delineated Area: The delineated area for this space requirement is within the following streets in greater Buffalo, NY (please note that buildings on either side of bordering streets will be considered): Eastern Boundary: Bailey Avenue Western Boundary: Military Road / Hertel Avenue / Interstate 190 Southern Boundary: Ferry Street Northern Boundary: Kenmore Avenue Building Information: Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
