DESCRIPTION: The Department of Veterans Affairs (VA) Desires to lease additional Medical Office space in Eureka, California to meet growth needs of the existing Outpatient Clinic. TENANT:Department of Veterans Affairs (VA). LOCATION: Offered properties must be located within the following delineated area in Eureka, California: To be considered, space must be an existing building which is located within 2,000 walkable feet from the current VA clinic at 930 West Harris Street in Eureka, California. LEASE TERM: The lease will be for a term of eighteen (18) or more years. REQUIRED: The VA currently occupies 15,200 net usable square feet of space (NUSF) in the building located at 930 West Harris Street, Eureka, California, as a community based outpatient clinic and seeks to occupy an additional 5,000 NUSF of space. VA is conducting a competition for additional space. The cost of moving, alterations and other factors will be considered when determining whether to locate this expansion space in a building other than the one currently leased. The space must be on one contiguous floor, and provide between 5,000 NUSF of space. On-site parking for 20 vehicles is desired. A lease for eighteen (18) or more years will be considered. Occupancy desired by 9/1/2013 or as soon as possible. Offerors must provide evidence that properties are outside the 100-year flood plain. Brokers or legal representatives submitting property for consideration must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement. VA staff will conduct a market survey of properties offered for lease.
