Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: THE U.S. GOVERNMENT SEEKS TO LEASE 95,580RSF (83,113 USF) OFFICE SPACE MEMPHIS TN. Space must be located in Memphis, TN. LEASE TERM: FOR A TERM OF TWENTY YEARS BEGINNING ON OR ABOUT 04/30/2015. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements and all applicable local and federal seismic requirements. A fully serviced lease is required. All services, supplies, utilities, and tenant improvements are to be provided as part of the rental consideration. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease. Only single tenant stand alone buildings will be solicited, Properties must be located within the delineated area described below: BEGIN: 1. Provide two independent remote means of egress 6. Have ready access to power, water, sanitary sewer, telephone, cable tv and fiber optics, along with supporting amenities. 7. Have ready convenient access to major traffic arteries and to food service establishments and retail services. Expressions of interest are due: by 5:00 PM EDT, January 14, 2013. Expressions of interest should include building name and address, rentable square feet offered, a site plan or floorplan for the offered building and contact information of authorized representative and the Project Number – 2TN0292. SUBMISSIONS RECEIVED AFTER 5:00 pm est, January 14, 2013 WILL NOT BE CONSIDERED. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
