- UNITED STATES GOVERNMENT Seeks Leased Office Space Bismarck, ND The United States Government seeks to lease "Class A" office space in BISMARCK, ND. The space offered must consist of: •· 6,700 rentable square feet and space should yield between 5,828 to 6,120 BOMA usable square feet. •· Location within the following delineated area: City Limits of Bismarck, North Dakota. •· Lease for 15 years, 10 years Firm and Fully Serviced. •· Space must be contiguous and on one floor. If above ground space is proposed, two ADA elevators must serve the floor. •· Space shall be no more than twice as long as it is wide. •· Structural support columns must be at least 20 feet from any structural wall and each other. Columns shall not be greater than 2-feet square in size. •· 3 Phase Power is required. •· Meet Government requirements for Fire Safety and Handicapped Accessibility. •· Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments). •· 3 parking spaces shall be provided for every 1,000 RSF leased. •· Handicapped accessible parking required immediately in front of the building. •· Public and commercial parking, with rates at or below the average of the city, and/or on-site parking shall be available within two blocks of the proposed space. Restricted or metered parking of one hour or less within the two-block area of the space does not meet parking requirements. •· Space offered located within 2 city blocks from a primary or secondary street and shall be direct without obscure or difficult access. •· Space must be ready for occupancy no later than January 2014.
