Description
Delineated Area map General Services Administration (GSA) seeks to lease the following space: State: Mississippi City: Moss Point Delineated Area: N orth: Begin at the intersection of HWY 613 and Old Saracennia Road; turn right heading east on Old Saracennia Road; turn right heading south on HWY 63 East: Continue south on HWY 63; turn right on Short Cut Road heading southwest. South: Continue southwest on Short Cut Road and bear slight right to continue west on Jefferson Ave; continue across HWY 613 and continue west on Jefferson Ave; turn right heading north on River Road. West: Continue north on River Road as it turns into Griffin Street; turn right on Dantzler Ave heading east; turn left on HWY 613 heading north and continue to starting point at intersection of HWY 613 and Old Saracennia Road. See attached map Minimum Sq. Ft. (ABOA): 5,603 Maximum Sq. Ft. (ABOA): 5,883 Space Type:Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Full Term: 10 Firm Term: 5 Option Term: None Additional Requirements: 1. The space should not be located within the immediate vicinity of railroad tracks. 2. Ease of access to and availability of public transportation and parking for visitors and employees. 3. Sites which are located directly on a highway or six lane thoroughfare shall not be considered in the following instances: - If the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within one block. - If the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. 4. The Government prefers street-level, contiguous (same floor). Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. It is preferred that the storage and/or multipurpose rooms are located contiguous with the main office space. However, these rooms only, and their associated square footage, may be separated from the main office area by a public corridor. 5. Space should be Class A, professional quality office space. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. 6. Parking facilities shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the office. On-site parking shall be in accordance with local ordinance. If on-site parking is provided, it must include handicapped parking with lighting sufficient for security purposes for the parking area as well as for handicapped parking. If on-site parking is not available, parking for the disabled must be located within the same block as the space offered. Where public transportation is available, passenger stops must be no further than two blocks from the space offered. Availability of public transportation, public and commercial parking and on-site parking will be considered as award factors in evaluating offers; those which meet requirements will be given priority consideration in evaluating offers from potential lessors. (Restricted or metered parking of one hour or less within the two-block radius of the space does not meet parking requirements because many the government contacts with the public cannot be completed within one hour.) When the government is the only building tenant and/or the only tenant utilizing the parking lot, additional accessible parking spaces for the disabled beyond those otherwise required or existing, (whichever is greater) shall be provided based on the size of the office. This shall be in addition to any reserved parking required by the government for employees with disabilities. 7. Brokers or agents may represent the property owner, but written authorization from the owner is required. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
