The General Services Administration (GSA) presently occupies office space under an expiring lease in St George, Utah. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The space rental analysis is for 2 years, 0 years firm term lease for 652 usable square feet of office space and 50,450 square feet of wareyard space. Any alternative space must be of equal or better quality and provided on not more than one floor. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs like to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The total requirement will be satisfied at the present location unless there is an alternate space of equal size and quality available, at an economic advantage to the Government including all build-out costs, moving and telecommunication relocation costs, and meets the agency’s special requirements. The entire 652 RSF of contiguous space will consist of class A office and related space. The Government requires building access and in-suite services on a 24 hour, 7 day a week basis. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. All services, supplies, utilities, portioning and tenant alterations are desired as part of the rental consideration. Offered space shall not be in the 100 year flood plain unless the Government has determined it to be the only practicable alternative.
