Description
DEPARTMENT OF VETERANS AFFAIRS (DVA) COMPETITION FOR EXISTING LEASE SPACE X - Lease or Rental of Facilities NAICS CODE - 531; Real Estate/531120 - Lessor of Nonresidential Building (except Miniwarehouses) The VA currently leases 9,981 net usable square feet (NUSF) of space at 1515 E. Silver Springs Blvd., Ocala, Florida as a mixed usage Administrative space (General Office space). The lease extension expires on September 1, 2013. The VA intends to continue occupancy in accordance with (IAW) authority outlined in GSAR 570.404 'Superseding Leases'. However, the VA is conducting a competition for alternative space and will relocate if potential offerors can show the cost advantages of relocation to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. Offered space must be on one contiguous floor, and shall provide approximately 12,419 NUSF of space. On-site parking for 55 vehicles is required, of which at least 3 spaces must be ADA compliant. A full service lease for up to 5 years will be considered (3 year firm term, with 2 (1) one year options). Occupancy is required by September 30, 2013. Proposed Property shall not be located within the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space must be within or bordering/facing the delineated area as follows: North- NE 42nd St. South- SE 38th St. East- SE 58th Ave. West- NW 27th Ave. To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc., submit on plain bond paper only with not more than ten (10) pages: 1. Proposed Property address. Map showing property within the delineated area is a plus. 2. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 3. Documentation evidencing that proposed property is outside the 100-year flood plain. 4. Documentation delineating the cost advantages to the Government for relocating to proposed space. 5. Documentation delineating offerors ability to meet all the Governments requirements identified in this advertisement/announcement. 6. Amount of space offered. 7. Cost; i.e. $/NUSF. Identify base rent cost figure and operating cost figure, together these figures equal the total NUSF cost. 8. Number of parking spaces. Note, the above figures are minimums, there is no maximum. 9. Date space is available. 10. Other pertinent information. VA staff will conduct a market survey of properties meeting the above requirements.
