- Map/Narrative of Delineated Area A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Wise or Norton, VA Delineated Area: Within Wise County and specific boundaries as delineated on attached map Approximate Rentable Sq. Ft. 19,425 Minimum/Maximum Sq. Ft. (ABOA): 16,891 Space Type: Office and special use; premises will include 300 SF of lab space and 1,300 SF of shower/locker rooms Parking Spaces (Total): 146 surface parking spaces + handicap accessible parking per local code (approximately 12) Additional Parking Requirements: Secure parking with card-key access gate preferred but optional. Covered parking should have a minimum illumination of 10 foot-candles; exterior parking area should have a minimum illumination of 1 foot-candle. Full Term: Ten (10) years Firm Term: Five (5) years Option Term: One renewal option for additional five (5) years Additional Requirements: Contiguous office area and related space on the ground floor must have adequate natural daylight. Convenient access to highways, restaurant and other amenities is critical. Janitorial service can be provided after-hours. Subleases will not be considered. Offered space must meet Government requirements for Fire, Life Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposal. Offered space cannot be located in a 100-year floodplain. B. Projected Dates.
