- SOURCES SOUGHT: POCAHONTAS, ARKANSAS This is a Sources Sought Notice. This advertisement is not a request for lease proposals. A Request for Lease Proposal may be issued by the Veterans Health Administration at a later date. The Veterans Health Administration (VHA) desires to lease 3,000 net usable square feet (NUSF) for use as an Outreach Clinic for Veterans in the Pocahontas, Arkansas area. The building, design, and location will be considered when determining whether the space identified by offerors is appropriate. The space must be on no more than one floor and can be provided by modification of existing space. The VHA is requiring a minimum of twenty (20) on-site parking spaces, four (4) of which are marked as handicapped. The VHA requires all services, supplies, utilities, partitioning and required tenant alterations. The lease term will be for five (5) years with termination rights for the VHA after one year with a 120 day written notice. To be considered, the property offered shall be in the delineated area in the City of Pocahontas, Arkansas as follows: 4 mile radius from the Old Historic Courthouse located at 107E Everett St., Pocahontas, AR. Specific Intersections are as follows: a.Intersection of Hwy 62W and Hill Road b.Intersection of hwy 115 N to Cagle Road c.Intersection of Hwy 67S to AR-90E/Tenco Road d.Intersection of Hwy AR-90W and Shiloh Road e.Intersection of Hwy 67N to Poluca Road/Randolph 105 Road The property must be located in Randolph County. Occupancy is required September 30, 2013. To be considered as a possible source, offerors must provide (1) Site location (physical location of property); (2) Property description; (3) Total square footage; (4) Site condition; (5) Floor plans-if available; (6) Pictures if available and (7) evidence that properties are outside the 100 year flood plain. Interested offerors (owners, brokers or their legal representatives) should submit specific information concerning their properties to Larry Woods (VHA Contracting Officer) at the following email address no later than November 27, 2012, 2:00 p.m. CST to be considered: larry.woods@va.gov *Net usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code.
