- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: Re-advertisement of 1MD2068 posted on August 13, 2012 State: Maryland City: Landover Delineated Area: Rt. 50, Ardwick Ardmore Rd, I-495, Landover Rd, Brightseat Rd, Sheriff Rd, Cabin Branch Dr, Columbia Park Rd Sq. Ft. Office: ANSI/BOMA Warehouse Area SF (ABOA): 60,138 ANSI/BOMA Warehouse Area RSF: 60,389 (Inclusive of approximately 776 RSF of Office Space) Space Type: Warehouse Term: 5 Years, 5 Years Option Additional Requirements: • Minimum ceiling height required is 25 feet. • Offered space should be secured and alarmed with closed-in area. • Two (2) loading docks are required. • Minimum floor load capacity of 200 lbs per square feet. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Location of space in the building and date it will be available. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations. Offered space must meet Government requirements for Fire safety, Accessibility, Seismic and Sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in a 100/500 year flood plain. The Government currently occupies space in a building under lease LMD01603 expiring on 9/17/2013. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and nonproductive agency downtime.
