Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Rhode Island City: Providence Delineated Area: The boundaries defining the City of Providence, Rhode Island Sq. Ft. (ABOA): 66,000 Sq. Ft. (Rentable): 75,900 Space Type: Office Parking Spaces (Total): 10 onsite + 94 within two blocks of building entry. Full Term: 12 Years Firm Term: 7 Years Additional Requirements: • If first floor not included, then location must have specialized reinforced flooring for heavy load capacity for file storage requirements. • Offered space must be contiguous on a maximum of 4 floors and a minimum of 2 floors. • Must meet all of the requirements as set forth in the RLP to be issued. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Ownership information, including name, legal address, and form of ownership (LLC, Corp, etc) • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Must be a direct lease, or if not a direct lease, then a letter from ownership willing to enter into a direct lease with the Government within the parameters of this lease project.
