- State:Louisiana City:Opelousas Description:The United States Government intends to award a succeeding lease using other than full and open competition for an existing lease expiring in Opelousas, Louisiana. The Government will consider relocation if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. The Government requires a total of 8,971 useable square feet of space. The space must be contiguous, located preferably on the ground floor. All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The lease term will be 10 years, 5 years firm. Occupancy is desired no later than August 28, 2013. To submit a location for inspection, contact Paul Michaelree by November 2, 2012. Owners and Exclusive Agents only. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
