- U.S. FEDERAL GOVERNMENT Leased Space Notice of Intent The Federal Government intends to enter into a lease renewal for a period of ten (10) years, (5) years firm, for approximately 4,071 rentable square feet (RSF) of office and related space. The Government presently occupies 4,071 RSF at 961 Marcon Boulevard, Allentown, PA which expires January 6, 2013 under GSA lease number GS-03B-03357. The Government has determined for mission-related and economic reasons that it is advantageous to renew its current lease. State: Pennsylvania City: Allentown Delineated Area: Need a 10 minute or less response time to 3311 Airport Road Allentown, Pa. 18109. The radius of the 10 minutes or less from either direction North, South, East, or West of major roadways: S.R. 22 (Including Marcon Blvd and locations surrounding Lehigh Valley International Airport) Route 987 Route 378 to Route 78 Route 145 to Route 22 Minimum Sq. Ft. (ABOA): 4,071 SF Maximum Sq. Ft. (ABOA): 4,071 SF Space Type: Office Parking Spaces (Total): None Term: 10 Years---5 Years Firm Additional Requirements: None The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. In addition, the offered space must not be located in a floodplain. The proposed leased space shall be fully serviced.
