Description
U.S. GOVERNMENT Project #2TX0780 General Services Administration (GSA) seeks to lease the following space: State: TX City: League City Delineated Area: North: From the intersection of Hwy 6 and Hwy 528 in an easterly direction to the intersection of Hwy 528 and Hwy 146. East: From the intersection of Hwy 528 and Hwy 146 in a southbound direction to the intersection of Hwy 1764 and Hwy 146. South: From the intersection of Hwy 1764 and Hwy 146 in a westbound direction to the intersection of Hwy 1764 and Hwy 6. West: From the intersection of Hwy 1764 and Hwy 6 in a northbound direction to the intersection of Hwy 6 and Hwy 528. Note: The tenant agency cannot be located in Harris County. Required Sq. Ft. (ABOA): 7,155 ABOA SF Space Type: Office and related space Parking Spaces (Total): 20 Parking Spaces (Surface): N/A Parking Spaces (Covered): 20 reserved, structured spaces Parking Spaces (Reserved): N/A Full Term: 15 years Firm Term: 10 years Option Term: TBD Additional Requirements: Contiguous space is required on the 2nd floor or higher. First floor space may be considered if the tenant agency determines that it is capable of meeting the agency's security requirements. Secure, structured parking is preferred; however, secure surface parking will be considered on a case-by-case basis. Government shall have the right to mount antennas on the roof of the building. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Building entrances/exits are not to be located within a designated drug-free zone (typically this is within 1,000 feet of a school or park boundary). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
