Description
The US Government currently occupies specialty warehouse/flight preparation space in a building under lease in El Paso, TX, that will be expiring. The Government requires warehouse and related space yielding a minimum of 33,212 ANSI/BOMA square feet. Maximum ABOA square feet: 33,212 The Lease term requirement is for 10 years, 5 years firm and 1, 5 year renewal option. The space must be available for occupancy by January 1, 2013. The delineated area is no more than 3 miles (by car) from El Paso International Airport. Other applicable requirements: 1. Sole tenancy 2. 35 reserved parking spaces and 4 enclosed and secured parking spaces. 3. Loading docks, with a minimum of 1 hydraulically operated ramp. 4. Climate Control room. The Government is considering alternative space if ecomonically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, a non-productive agency downtime. Expressions of Interest must be submitted to the above address by 4:30pm on October 5, 2012, and must include the following information: 1. Building name and address and location of the available space within the building. 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. 3. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 7. Energy efficiency and renewable energy features existing within the building. 8. List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
