- Modification to 0SC2025: Conway, SC The Requirement has been modified. This ad reflects a revision to size, lease terms, occupancy date and response date: The General Services Administration is seeking to lease a minimum to a maximum of 9,196 ANSI/BOMA office area (ABOA) of contiguous same floor square feet of office and related space for use by Government personnel, furnishings and equipment. The design of the space offered shall be conducive to efficient layout and good utilization as determined by the Government. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, seven (7) days per week. The offered Space shall be located in a 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. The modern space must meet Government requirements for security, fire, life and seismic safety and must comply with ADA accessibility. Flood plain certification is required. On-site parking must meet or exceed local code. Parking facilities (minimum 44 spaces) shall be available at no cost, or at reasonable commercial rates, for visitors and employees either on site or within a walkable ¼ mile radius of the office. Where public transportation is available, passenger stops must be no further than a walkable ¼ mile from the space offered. The location should be in close proximity to retail amenities, including hotels and restaurants. Subleases are not acceptable. LEASE TERM: The lease term requirement is for 10 years, 5 years firm with the Government having 60 days notice cancellation rights after the firm term. The space must be available for occupancy on or before September 1, 2014. LOCATION: First consideration will be given to historic properties and locations within the Central Business District (CBD): Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. The CBD boundaries are identified within: North: Fifth Avenue; East: Waccamaw River; South: Second Avenue; and West: Elm Street. If adequate competition is not found in the CBD, an expanded delineated area will be considered and is identified within the boundaries as follows: East: 4th Ave to Highway 501; North: Left on Carolina Forest Blvd, (Crossing over River Oaks Dr), Right on Village Center Blvd, Right on River Oaks Dr. West: Left on International Drive; South: Left on Highway 90, Hwy 90 to Hwy 501, Hwy 501 becomes Main Street back to 4th Ave. EXPRESSIONS OF INTEREST: Owners or Authorized Representatives desiring to submit a location for inspection should forward information by Friday, October 26, 2011 by 5 pm to be considered. Expressions of interest should include building name and address, location of space within the delineated area, amount of rentable square feet offered, amount of ANSI/BOMA square feet of offered and contact information for owner or authorized agent/representative. Any properties submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
