Description
The Department of Veterans Affairs (VA) seeks to lease approximately 2500 rentable square feet of general office space on Guam to be used as a Vet Center. Space must be contiguous on one floor, preferably on the ground floor. Second floor may be considered. Lease term up to ten (10) years, five (5) years firm with 180 day termination rights for the Government after initial firm term. Desired occupancy date is December 2012. Space must be inside the following delineated area: Northern Boundary: Marine Corps Drive to Route 10A, and Route 10A to Army Drive. Eastern Boundary: Army Drive from Route 10A to Purple Heart Drive. Southern Boundary: Purple Heart Drive from Army Drive to W. O'Brien Drive, and W. O'Brien Drive west to Aspinall Avenue. Western Boundary: Aspinall Avenue between W. O'Brien Drive and Marine Corps Drive. No buildings will be accepted outside of the defined delineated area. Building offered for consideration must NOT be in a 100 years flood plain or in a tsunami zone, and MUST be of sound and substantial construction. Building offered must meet all current Federal, GSA, VA, State, and local codes and regulations, including, but not limited to, fire and life safety, accessibility, OSHA, seismic protection, as well as being within acceptable limits for radon. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Expressions of interest shall be submitted in writing and shall include building name, address and age, total square footage, date of space availability to commence tenant improvements, rental rate per rentable square foot, floor plans identifying the space offered, parking ratios, proximity to public transportation, and information on building ownership. Note: The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space.
