Description
REQUIREMENT: The U. S. Department of Agriculture, Farm Service Agency in Jefferson County, Tennessee, is interested in receiving expressions of interest for approximately 3,350 contiguous rentable square feet of office space. The rentable space shall yield a minimum of 2,900 ANSI/BOMA usable square feet of first class, high quality office space, together with 32 on-site paved parking spaces. DELINEATED AREA: The area of consideration must be within and area bounded by state Hwy 92 from the North rim of Douglas Lake (Southern boundary) in Dandridge where Hwy 92 crosses the Douglas lake, and follows Hwy 92 north to Hwy 11E (Northern boundary) in Jefferson City. The delineated area contains all highway frontages along this corridor and any area not to exceed 1/4 mile to the East or West of Hwy 92 (as identified on Jefferson County Property Maps 23, 24, 35, 46, 57, 58, & 68). LEASE TERM: The term of the lease will be for ten (10) years. OCCUPANCY: Space should be ready for occupancy within twelve (12) months of lease award. OTHER: Submission by other than the owner or manager of a property must be accompanied by a letter from ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of the owner. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address or site location and address 2. Location of space within building. 3. Rentable square feet offered and full service rental rate per square foot. 4. ANSI/BOMA usable square feet and common area factor. 5. Amount of on-site, paved parking spaces. 6.
