- A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Adrian, MI Delineated Area: Within the city limits of Adrian, MI Minimum Sq. Ft. (ABOA): 4,540 USF Maximum Sq. Ft. (ABOA): 5,000 USF Space Type: Office and Related Space Parking Spaces (Total): 30 Parking Spaces (Surface): 30 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 30 Full Term: 13 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: All space must be contiguous on the same floor; A minimum of thirty (30) dedicated parking spaces are required onsite at no cost to the government ; The proposed lease is for thirteen (13) years, ten (10) years firm, and be fully serviced; The space must be ready for occupancy by March 1, 2013; The proposed space must be located within the city limits of Adrian, MI, preferably within two miles of the CBD; The building must be located outside of any 100-year floodplain. A Phase 1 Environmental Report will be required. A CAD disk showing the space to scale and stating USF and RSF, along with a site plan to scale will be required. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The building must meet or be capable of meeting Government requirements for Security, and Federal Fire Safety and Handicapped Accessibility. Subleases will not be considered. The building must have a minimum of two modern elevators for the ABBAS code. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. The building should be of substantial construction, typically evidenced by masonry over a steel frame, and should provide professional harmonious office uses and amenities nearby. Such amenities would be indicative a professional office area. Should mass transit be available in this area, a bus stop must be within two blocks of the building due to the nature of handicapped individuals serviced by The U.S. Social Security Administration. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, Jones Lang LaSalle. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the properties ownership. Control of the title must be evidenced by a title policy or warranty deed by the principal, typically in fee simple title. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: · Building or property name and address and location of the available land or space. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. Offers not fully serviced will be considered non-compliant. · ANSI/BOMA Office area square feet and the Common Area Factor. · Date of space availability · Available parking and a detailed Site Plan showing available parking and road access · Building ownership information, including contact information, (including names and addresses of principals) for Owner or Authorized Agent B.
