Expressions of Interest Due: August 9, 2012 Market Survey (Estimated): TBD Offers Due: (Estimated): TBD Occupancy (Estimated): September 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: Michigan City: Lansing Delineated Area: Northern Boundary: Hwy. 496 Eastern Boundary: Hwy. 127/496 Southern Boudnary: Hwy. 96 Western Boundary: Waverly Rd. Minimum Sq. Ft. (ABOA): 8,782 Maximum Sq. Ft. (ABOA): 9,221 Space Type: Office and Warehouse Parking Spaces (Total): 24 Parking Spaces (Surface): 0 Parking Spaces (Structured): 8 Parking Spaces (Reserved): 16 Full Term: 10 years Firm Term: 5 years Cancellation: 90 days notice after initial 5 year term Option Term: N/A Additional Requirements: -Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Government may not occupy more than 25% of the building. -Parking must accommodate two Rock Walls/tow trucks, Stake Rack 1 ton truck, and one 15-passenger van; parking for these vehicles should be outside due to the height of the rock walls. Weekend access to parking areas is required. -Visitor parking for up to 20 vehicles is required.. -Ideal space would be contiguous on one floor, but 2,000 ABOA s.f. of warehouse space may be on another floor. Floor load capacity for warehouse space must be capable to withstand the weight of pallets of paper approximately 4,131 lbs. or 2 tons. -Double door access to warehouse storage is required. -Loading dock for deliveries with access for semi-trucks is required. -Freight elevator is required, lift weight of 2,040 lbs. is required if warehouse is not on the main level. -Parking spaces must be in or within one block of building. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN). •Location of space in the building and date it will be available. •List of tenants in building •One-eighth inch scale drawing of space offered. •ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. •Name, address, telephone number, and email address of authorized contact. •In cases where an agent is representing multiple ownership entities, written acknowledgement. •Permission to represent multiple owners for the same submission. Please refer to Project Number 1MI2041 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
