Description
Notice of Intent to Use Other Than Full and Open Competition - Same Location General Services Administration (GSA) seeks to lease the following space: State: Mississippi City: Natchez Delineated Area: Natchez City Limits Minimum Sq. Ft. (ABOA): 4,909 Maximum Sq. Ft. (Rentable): 5,645 Space Type: Office Parking Spaces (Total): 30 Parking Spaces (Surface): 30 Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: Fifteen (15) years Firm Term: Ten (10) years firm Requirements: The U.S. Government currently occupies 5,645 rsf (4,909 ANSI/BOMA) of office and related use space at 110 Lower Woodville Road, Natchez, MS, 39102-4432, under a soon to expire lease. The Government intends to negotiate a sole source succeeding lease at the existing location for fifteen (15) years, ten (10) years firm. The Government will relocate only if consideration of economic terms and other factors are supportive including all relocation costs. Special Requirements: Street level, contiguous space is preferred. Contiguous upper-floor space on one floor that has handicapped accessible elevator service to the government office floor is an acceptable alternative. Elevator service must consist of a minimum of two accessible elevators which serve the floor proposed for the government. One of the accessible elevators may serve as a freight elevator. Parking facilities shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the office. The overall dimensions of the space must have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and no more than 2 feet square. The proposed space should not be located within the immediate vicinity of railroad tracks. All services, supplies, utilities and required tenant alternations are to be included as part of the rental consideration. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be located in a 100/500 year flood plain.
