Description
Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Brownsville, TX that will be expiring. The Government requires office and warehouse space yielding a minimum of 27,450 ANSI/BOMA (ABOA) square feet. The space at minimum should consist of at least 23,000 ABOA square feet of warehouse space and 4,450 ABOA square feet of office area. Minimum ABOA square feet: 27,450 Maximum ABOA square feet: 28,825 The lease term requirement is for 15 years with 10 years firm. The space must be available for occupancy by October 2013. The delineated area in the City of Brownsville, TX, is: N- E. Ocean Blvd E- S. Oklahoma Ave to FM511 to Old Port Isabella Rd S- U.S./Mexico Border W- Hwy. 77/83 Other applicable requirements include the following features: A 20,000 sq. ft high bay (minimum 24ft clear height) warehouse with a minimum of 3 truck bays and a drive in ramp. The facility must be fully air conditioned, be appropriately racked and have appropriate dock levelers and truck seals. A minimum 3,500 sq. ft. low bay (minimum of 10 ft. ceiling height) open mail processing area with a separate shipping and receiving area through a low height dock suitable for accessing step vans, delivery vehicles, and mail trucks. An office area accommodating a minimum staff of 6 plus a manager's office, conference room, training room, and waiting area. Shower facilities A secure and lockable compound with adequate grounds to provide space for storage of 15-40 ft. sea containers. Must be accessible under all weather conditions. Covered parking for 40 vehicles The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). · Energy efficiency and renewable energy features existing within the building · List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
