- Solicitation for Offers No. 1CO2195 July 9, 2012 (Extension of EOI response date) Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Colorado Springs, CO Delineated Area: NORTH: Interquest Parkway/Shoup Road/Milliam Road EAST: N. Powers Boulevard SOUTH: Powers Blvd., south to Woodmen Rd., west to Union Blvd., south to Cimarron St., and west to Interstate 25. WEST: I-25 Minimum Sq. Ft. (ABOA): 12,550 Maximum Sq. Ft. (ABOA): 12,550 (Approximately 14,432 RSF) Space Type: OFFICE Parking Spaces (Total): 28 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 28 fenced secured (structured parking preferred) Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior support walls, size and number of columns, column placement, bay depths, window size and placement, any angles, curves or offsets that will result in an inefficient use of space. Space with areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage will not be considered. Space must be located on the second floor or higher. Space shall be located in a professional office setting and not within a designated drug-free zone. Space shall not be located in the same building as agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare programs, as well as private law firms representing drug offenders. The Government requires a fully serviced lease including 28 onsite reserved fenced parking spaces. Structured parking is preferred. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
