- U.S. GOVERNMENT Expressions of Interest Due: July 10 th, 2012 Occupancy (No Later Than): No later than 60 working days after issuance of Notice to Proceed with Construction of TIs General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Woodbridge/Iselin Delineated Area: North: Inman Avenue NW: Maple Ave - South Plainfield East: Rt. 35 - Center of Woodbridge Township South: SE - I 95 The space shall yield a minimum of 1,335 ANSI/BOMA and maximum of 1,602 ANSI/BOMA Office Area Square Feet ('ABOA SF'). The lease term shall be for a total of 10 years, 5 years firm. The space offered cannot be on the first floor. Any space(s) offered must be on the same floor and contiguous. If a space offered is above the requirement, it must be offered at no additional cost to the Government. The space must be accessible by the Government 24 hours/day and 365 days/year. Three (3) structured parking spaces are required for the parking of Government vehicles. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address. •• Date the space will be available. •• One-eighth inch scale AutoCAD drawing of space offered. •• Industrial USF and ABOA SF. •• Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. •• Name, address, telephone number, and email address of authorized contact. •• Name of ownership entity and, if applicable, parent company. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
