- The United States Government currently occupies office and related space in a building under lease in Keene NH that will be expiring. The Government is seeking to lease approximately 4,581 of contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 3,984 contiguous ANSI/BOMA office area square feet (ABOAF). The lease term requirement is for ten (10) years, (7) firm. The space must be available for occupancy by May 2013. OFFICE SPACE AND 1 PARKING SPACE WITHIN A SPECIFIED DELINEATED AREA DESCRIBED BELOW: North: To Mechanic St. (between Court & Washington) West: To Ashbrook Rd. (at Monadnock MarketPlace) South: To Kit St. (at Best Western) East: To Community Way (by Courtyard Marriott) The building must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible in accordance with ABBAS guidelines. The space must be capable of meeting the Government's security requriements. Space shall be located within a prime commercial district (within the delineated area specified above)with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Building must accomodate 1 Government vehicle as well as have sufficient public parking nearby. The offered space shall provide for an efficient layout, meeting all the requirements of the Request For Lease Proposal package. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
