- Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Northern Virginia (Springfield, Newington, Lorton) Delineated Area: North - Duke Street (Route 236); East - Route 1; South - Route 123; West - Hooes Road (Route 636) to Fairfax County Parkway (Route 7100) to Franconia Springfield Parkway (Route 7900) to Interstate 95 to Interstate 395. Approximate Sq. Ft. (ABOA): 25,000 Approximate Sq. Ft. (RSF): 25,000 Space Type: Warehouse and related space. Parking Spaces (Total): One space for official government vehicles. Full Term: Ten (10) Years with termination rights after five (5) years. Firm Term: Five (5) Years Option Term: None Additional Requirements: 1. Ceiling heights shall be a minimum of 18-feet clear; 2. A minimum of two roll-up doors and two loading docks with a dock leveler or other provisions acceptable to the Contracting Officer; 3. Floor load - minimum 200 lbs per square foot. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, seismic protection, and the Energy Independence and Security Act of 2007 (EISA). Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. ANSI BOMA office area/usable square feet (USF); 4. Rentable square feet (RSF) offered and rental rate per usable square foot, full service inclusive of a Tenant Improvement Allowance of $7.79/ANSI BOMA office area SF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space. 7. Information on project and building ownership. B.
