Description
REQUIREMENT : The United States Government desires to lease a minimum of 17,979 usable square feet of office space within the City of Modesto CA. The office space must be contiguous Class A and fully serviced. The site must be located within the following boundaries: N: W. Brigsmore Avenue S: Kansas Avenue/P Street/Needham Street/Downey Avenue/Scenic Drive E: McHenry Avenue W: N. Carpenter Road LEASE TERM: 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 90 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than 8/1/2013. STANDARD CONDITIONS AND REQUIREMENTS: Location sought in a prime commercial office area with attractive, prestigious, professional surroundings. First-floor, contiguous space is most desirable with convenient accessibility to public and private transportation. If more secure space is required, contiguous upper floor space with elevator service is acceptable. Elevator service is to consist of a minimum of two accessible elevators that serve the office. One of these elevators may serve as a freight elevator. The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet squared. The space should not be more than twice as long as it is wide, and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. The space offered must be Class A fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. EXPRESSIONS OF INTEREST should be submitted to the undersigned in writing AND via email or fax. A hardcopy of the following information is required: 1. Building name and address, 2. Rentable and usable square feet of offered space, including floorplate size and floorplan 3. Floorplan of: 1st Floor of building 4. Common Area Factor (load factor) for offered space. 5. Brokers/agents must provide written evidence that they are authorized to represent the building’s owner. Responses must be received no later than 3:30 p.m., July 3, 2012.
