(Rentable): 8,296 Space Type: Office Parking Spaces (Total): 21 Parking Spaces (Reserved and Secured): 21 Full Term: Fifteen (15) years Firm Term: Ten (10) years firm Requirements: The U.S. Government currently occupies 7,569 rsf (6,469 ANSI/BOMA) of office and related use space at 401 Edwards Street, Shreveport, LA, 77110, under a soon to expire lease. The Government intends to negotiate a sole source succeeding lease at the existing location and expand the current space to 8,296 rsf (7,090 ANSI/BOMA), for a lease term of fifteen (15) years, ten (10) years firm. The Government will relocate only if consideration of economic terms and other factors are supportive including all relocation costs. Special Requirements: The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Preference will be given to space located on the second story, or higher. Contiguous office space is preferred. In the event no 2 nd floor or above space is available in the market, the agency will accept first floor space under the following circumstances: the agency is the sole tenant, all required parking for official law enforcement vehicles is included, 20' setback from building to all sidewalks, access streets, parking lots, adjoining streets, a fence meeting agency specifications is included at lessor/owner expense, and blast film is provided at owner expense if the agency determines blast film is required based on a risk/vulnerability assessment of the property. The agency will also consider first floor space in a multi-tenant building if the other tenants are not retail or cater to heavy public use cliental or foot/vehicle traffic. All services, supplies, utilities and required tenant alternations are to be included as part of the rental consideration. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be located in a 100/500 year flood plain.
