- U.S. GOVERNMENT General Services Administration (GSA) seeks Expressions of Interest to lease the following space: State: Indiana City: South Bend Delineated Area: City Limits of South Bend Minimum Sq. Ft. (ABOA): Block A 1,338 SF; Block B 433 SF Maximum Sq. Ft. (ABOA): Block A 1,405 SF; Block B 455 SF Space Type: Office Parking Spaces (Total): As required by local code Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 60 months Firm Term: 36 months Option Term: 36 months Additional Requirements: Two separately demised spaces shall be contiguous. Offered space must meet Government requirements for fire/life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The Government currently leases two contiguous blocks of space, approximately 2,120 rentable square feet of office space, yielding a minimum of 1405 ABOA square feet of office space in Block A and 455 ABOA square feet of office space in Block B, in South Bend, IN. The Government will consider alternate locations within the City Limits of the City of South Bend if economically advantageous to the Government and if all space requirements can be met, including building construction quality. Factors used in the evaluation will include costs of all tenant improvements, the physical move, move coordination, telecommunication costs, security costs, etc. The impact on the agency's mission will also be assessed. A letter expressing interest in this requirement shall contain the following: 1. Address of proposed property 2. Name and address of owner 3. If offered by a broker, a letter from the owner of record authorizing the broker to respond on behalf of the owner is required. 4. Proposed full service rental rate and proposed tenant improvement allowance 5. CAD plan showing the existing premises. 5. Listing sheet or brochure outlining features of the building.
