Description
UNITED STATES GOVERNMENT Seeks Office and Warehouse/Cold Storage Space For Lease Ashland, Wisconsin The United States Government seeks to lease Office Space consisting of approximately 13,000 rentable square feet in Ashland, Wisconsin in conjunction with approximately 13,800 rentable square feet. The proposed lease is for 10 years, 5 years firm and should be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Specific requirements will be taken into consideration for the procurement of this lease. Award will be determined on a lowest cost, technically acceptable basis. The Government currently leases space in the area and will take into consideration move and replication costs. Please note that the Government seeks existing commercial space and will only consider new construction as a last resort. The United States Government currently occupies office and related space in a building under lease LMO90012 in Strafford, MO that will be expiring. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of Interest must be submitted to the above address by 5:00 PM on 6/27/2012 and must include the following information: -Building name and address and location of the available space within the building. -Rentable square feet available and expected rental rate per rentable square foot, fully serviced. -ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. -Date of space availability. -Method of rentable space measurement. -Building Ownership Information. -Amount of parking available on-site and its cost - include whether expected rental rate includes the cost of the required Government parking (if any). -List of building services provided. -Legal property description, recent survey, and property identification numbers (PIN). -One-eighth inch scale drawing of space offered. -Name, address, telephone number, and email address of authorized contact. -In cases where an agent is representing multiple ownership entities, written acknowledgement. -Permission to represent multiple owners for the same submission. Additional Requirements: -Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Space must be near major highways. -Space must be within 2 blocks of public transportation. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. AUTHORIZED CONTACTS: GSA is not using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
