- Notice of Interest for a Succeeding Lease The United States Government is interested in a succeeding lease for approximately 3,977 contiguous rentable square feet of office and related space in a building under lease in Foley/Benton County, MN, The rentable space must yield a minimum of 3,458 ANSI/BOMA Office area square feet (OASF) of first class, high quality contiguous office space. The lease term requirement is ten years. The space must be available for occupancy by October 1, 2012. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The delineated area is bounded as follows: North- County Road 43 East- County Road 66 South- County Road 51 West- County Road 62 A detailed map of the delineated area boundaries is available by contacting the individual listed below. Other applicable requirements include: - Full-service lease (all utility, services, maintenance costs included in rent) - Parking - 21 on-site paved parking spaces in a lot under Lessor's control that allow for pull thru trailer parking - Preference will be given to first floor space - Specific Information Technology requirements The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as basis to develop a cost-benefit analysis to determine whether or not to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address, and location of space in the building. 2. Rentable Square feet offered and expected full service rate (specifying services and utilities included) 3. ANSI/BOMA Office area square feet and the Common Area Factor, to be offered and expected rental rate per OASF, fully-serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of Space Availability 5. Method of rentable space measurement 6. Building ownership information 7. Energy efficiency and renewable energy features existing within the building. 8. Amount of parking available on-site 9.
