Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) desires to lease 9,088 net usable square feet of commercial warehouse space in Birmingham, AL, and has a requirement for a lease in the following delineated area. The offered building must be located within the following boundaries: North - 1St Avenue South East - 29th Street South South - 16th Avenue South West - U. S. Interstate Highway 65 Building cannot be within a 100 year flood plain. The VA seeks to lease approximately 10,000 rentable square feet of commercial warehouse space located on one floor. The rentable square footage should yield 9,088 usable square feet of space. The lease term requirement is for ten years with five years firm and the space must be available for occupancy by May 1, 2013. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
