- US GOVERNMENT SEEKS TO LEASE APPROXIMATELY 8,529 RSF, YIELDING AT LEAST 7,731 ANSI/BOMA OFFICE AREA SQUARE FEET OF OFFICE SPACE IN Lovell or Greybull, Wyoming. Requirement: The United States Government currently occupies office and related space in a building under lease in Lovell, Wyoming that will expire in June 2014. The Government is seeking to lease approximately 8,529 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 7,731 contiguous ANSI/BOMA Office area square feet (OASF). Fifty-seven (57) on-site surface parking spaces must be provided. The lease term requirement is for 20 years with cancellation rights after 15 years. A fully serviced lease is required. The space must be available for occupancy by 6/30/2014. The delineated area of consideration is as follows - - Lovell: site shall be no more than two (2) blocks off a major highway route and shall be within the following boundaries - eastern boundary: within one half (1/2) of a mile of intersection of HWY 14A and HWY 310, southern boundary: one (1) mile of the intersection of Hwy 14A and Hwy 310, western boundary: one (1) mile west of the western city limit, along Hwy 14A. Greybull: site shall be no more than two (2) blocks off a major highway route and shall be within the following boundary - along HWY14, 16 or 20 and within one (1) mile of the Greybull city limit. Building(s) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA, and seismic protection standards per the terms of the Lease. Offered space shall not be in the 100-year flood plain. The Government's decision will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide the requested information, the Government reserves the right to assume that the potential offeror in question cannot meet the Government's requirement. Authorized Contact: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any federal agency other than the Contracting Officer of the U.S. Forest Service (USFS) or their authorized representative. Indicate whether or not the quoted rental rate includes an amount for tenant improvements, and state the amount, if any. 4) Method of rentable space measurement. 5) Date of space availability. 6) Building ownership information. Submission of interest by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. 7) Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any).
