- Description
- The U.S. Government currently occupies office and related space in a building under lease in Elk City, OK, that will be expiring on 7/31/2013. The Government is interested in leasing 960 - 1,015 rentable square feet for office and related space. The rentable space shall yield a minimum of 866 ANSI/BOMA office area (ABOA) square feet and must be available for occupancy by 8/1/2013 and be located in the following delineated area in Elk City, OK: North: BK F Road South: E1120 Road East: N. Eastern Avenue West: Pioneer Road The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The Lessor will provide all utilities, janitorial service, snow removal, lawn care, maintenance services, tenant alterations & ample off-street parking as part of the rental consideration. The space must meet the requirements of the Architectural Barriers Act accessibility standards. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Please insure that expressions of interest include the following information: • Building name and address and location of the available space within the building. • Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Building ownership information. • Written evidence of authorization to represent the building's ownership. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
