General Services Administration (GSA) seeks to lease the following space: State: Wisconsin City: Bayfield Delineated Area: North: Lat/Long: 46.84566 North/90.7884 West (Southern boundary of the reservation of the Red Cliff Band of Lake Superior Chippewa Indians) South: Lat/Long: 46.7856 North/90.8563 West (Northern shore of Pike's Creek) East: Lake Superior Shoreline West: Wisconsin Hwy. 13 Minimum Sq. Ft. (ABOA): 18,363 Maximum Sq. Ft. (ABOA): 23,060 Space Type: Office: Minimum of 3,388 ABOA SF to Maximum of 5,335 ABOA SF Warehouse/Light Industrial: Minimum of 14,975 ABOA SF to Maximum of 17,725 ABOA SF Parking Spaces (Total): 50 Parking Spaces (Surface): 50 Full Term: Ten (10) Years Firm Term: Eight (8) Years Additional Requirements: • Location must have direct access via water to Lake Superior • 2 acres of land and approximately 55,000 square feet to accommodate a marina to include boat slips, a fueling dock, boat launch ramps and maneuvering space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
